Individual House Decoration/Alteration
a. It is to our mutual benefit to keep our Estate in good decorative order. To achieve a coherent and pleasing external appearance, any deviations from the following existing visual external standards will not be allowed. Plans which may affect the external appearance must be submitted to the Manager for approval at least 2 months prior to the proposed commencement of any works.
Neighbours should be notified if any noisy works is anticipated.
i. Roof: Blue tiles to match the other houses.
ii. Walls: White, to match the existing houses.
iii. Window Frames: Dark Bronze externally to match the existing houses.
iv. Fencing/Balustrades. The same shape and form to match the existing Estate Standard and painted black.
v. Miscellaneous: No feature, which might be considered detrimental to the general
outlook of the Estate will be permitted.
b. Any external features or services must be carried out in a neat, workmanlike, safe, and aesthetically acceptable manner. This is particularly applicable to external wiring, conduits, drainpipes, gutters, satellite dishes etc. External wiring should be neat and unobtrusive.
c. The Estate Manager will seek the IOMC’s confirmation that they have no objections to alterations proposed. Note that this statement of ‘non objection’ from the IOMC is not intended, and must not be construed, as confirming compliance with HK Laws or providing a guarantee that an individual Owner on the estate will not object. Therefore, for all alterations, Owners are advised to seek expert advice as to whether their proposals are compliant with HK Building Ordinance and the DMC.
d. The person for whom work is being carried out must inform the Estate Manager who will arrange for Octopus Security Access cards, and ensure they are aware of noise restrictions.
e. Owners are required to pay a refundable deposit of $10,000 prior to renovations which require construction vehicles/worker transport vehicles to access the Estate. The Estate Manager will determine if a deduction from such deposit should be made in the event of damage to any parts of the common areas.
