a.       The DMC is a contract that Owners must enter as part of purchasing a house, and it governs the regulation of the Estate. Owners are legally responsible under the DMC for ensuring that the occupants of their houses, or guests, comply with its rules. If Owners rent out their property, they should ensure it is per a Tenancy Agreement which requires the Lessee, and their guests to also comply with the DMC.

 b.       All Owners have a copy of the DMC as part of the Deeds of their house. If any Owner requires an additional copy of the DMC the Estate Manager will provide one in exchange for the cost of photocopying.

 c.       The DMC provides a framework for order, and includes requirements to be observed, including topics related to:

         Roads, Walkways and Pavements

         Open spaces

         Lighting and Electricity (Switch rooms and Transformers)

         Swimming Pool and Attendants

         Sewage Treatment Plant 

         Water Courses and Drainage

         Fire Fighting Equipment

         The extent to which individual houses may be altered, and how they may be used.​​​
